Yes. The reform removed fixed terms from ordinary residential tenancies — it did not touch company agreements. You contract with Co-Lux Living as a business, on a fixed term of up to five years, with the rent and the end date written into the document.
How do you guarantee the rent if the property is empty or an occupant stops paying?
Because your counterparty is us, not the resident. Occupancy risk and arrears are our commercial problem. We sustain 98–100% occupancy across close to 300 units — that record is what lets us carry the risk and still pay you on the same date every month.
How do I know my property will be properly looked after?
